MarketING and SellING Your Property

 

When interviewing an agent, understand what services they offer and what services you are interested in. The following questions are designed to tell you if the agent is taking the listing for reasons other than getting your property SOLD!

  1. Do you work as a full-time Realtor?  I am a full-time Realtor whose focus on marketing your home is not distracted by other hobbies or jobs.

  2. Do you have a full-time assistant?  I maintain access to full-time assistance through my office but in most cases I generally prefer to work with you directly, one on one, to assure you that communication and understanding is accomplished through first-generation discussion rather than hearsay.

  3. Will I be working with you directly, or will I be hearing from different people on your team?  You will communicate with me directly under most circumstances.

  4. What professional designations do you have? i.e.-GRI, CRS, e-PRO, ABR, CCIM, etc., and what does this mean for me as your client?  I hold certifications from both the Graduate Realtor Institute (GRI) and e-PRO, the newest NAR sanctioned certification that designates Realtors who have proven their skills in electronic marketing techniques which greatly increase the effectiveness of marketing your home or finding a new home nationwide.

  5. In what area and in what facet of the market do you specialize?  My entire business is 90% focused on personal & investment residential buying & selling in the Denver Metro areas.  Particularly the South East, South, South West, & West suburbs including Westminster, Arvada, Lakewood, Littleton, Ken Caryl, Highlands Ranch, & Englewood communities.

  6. Do you have a written marketing plan specifically designed to sell my house?  Absolutely!  Click Here to see the "Basic" marketing plan that can be customized in many different areas to suite your particular property's needs.

  7. Do you attend local, state, and national REALTOR meetings?   How often?  Yes. 3-4 times per year I travel to attend NAR, CAR, SMDRA, and Realtor Rally functions to stay on top of both the changing political environment and technological state of the Real Estate industry.

  8. How often do you market properties directly to buyers?  Always!  My marketing plan includes technology strategies that reach over 8,000 Buyer's within the Home Real Estate database and thousands of prospects through the local MLS Buyer matching system.  In addition, open houses, Neighborhood canvassing, and a personal geographic "Farm" market of over 550 homes, see your property on a regular basis.

  9. Who will show my house from a sign call?  All sign calls are directly routed to me rather than an office "floor person" who has no idea about the specifics directly related to your unique home.  I keep complete control over the selling process involving customers who are not currently working with an agent.  This allows you to get direct feedback by all interested prospects in this category!

  10. Will you produce a professional flyer about my home with pictures displaying my home?   I use high-quality digital photos to print full color, cardstock brochures for the inside of your home and black & white copies for the brochure box outside.  I also provide you with extras, a file on floppy in case we run out quickly, and Virtual Tour 360 degree presentations on floppy disks for all properties over $300,000.

  12. Do you have a written business plan and mission statement?  Yes I do.  While to lengthy to provide here, it incorporates the companies mission statement and a complete budgeting and marketing strategies plan for the entire year.  I would be happy to provide you with such documentation in person if you require it.

  13. How often will I hear from you after my home is listed with you?  How often would you like?   How will you contact me?   How would you like to be contacted? Each client has specific needs and requests regarding communication.  If I have been accused of anything, it is of too much communication.  My business systems are in place to use e-mail, cell phone, regular phone, voice mail, & snail mail, to keep you completely informed all of the time.

  14. What software do you use to track the activities in  marketing my home?  Our Home Real Estate offices use Showing Desk tm software to set showings and each showing can be forwarded to you in the form of an e-mail that shows you the "When," "Who," & "What Time" for every showing of your property each day!

  15. Describe the advertising you do personally to market my home.  Bi-weekly color and B/W advertising in the Denver Post, 5 national & local real estate internet sites, HTML e-mail promotion, Brochures to the top producers in at least 75 real estate offices within a 20 mile radius of your home, just listed/just sold cards, Full-color brochures, Virtual Tour 360 degree view photography on handout floppy disks, digital labeling on the backs of business cards, co-op cross-property advertising with other listings, local community paper classifieds, neighborhood canvassing brochures, Board marketing session digital presentations, signage, banners, open house activity, and much, much, more!!! 

  16. How does your company advertise my home?  See above.

  17. Can I cancel my listing with you if you do not meet my expectations?  Absolutely.  (But no one ever has) How do I cancel?  Place in writing your concerns and give us 24 hours notice to correct the problem.  If it can not be fixed to your satisfaction  You are under no obligation to continue your agency agreement.  I will provide you with a written guarantee and original signature for your records giving you full faith in this guarantee.  I can categorically state that "I have never failed to sell a home for the right price, in the time needed for a Seller and I have never failed to find the right home at the right price for a Buy.  NEVER!"

  18. How do you find potential buyers?  Through our extraordinary advertising channels.  Do you have a system to identify potential buyers?  Yes. Through the MLS prospect database & our own internal e-mail database.  These are in addition to all of the advertising strategies.

  19. In what ways do you encourage other Realtors to sell my property?  By promoting at board meetings, offering a co-op commission in the MLS, sending flyers to the offices that best match your properties characteristics, etc.

  20. Do you work with affiliates?   e-PRO Referral Network, Women's Council?,  Other local Boards?  Yes.  As one of the first e-PRO certified real estate professionals,  I am extremely active in networking with other certified agents across the country as well as through the 3 relocation companies that Home Real Estate has affiliation agreements with.  I also attend many board functions and continuing certification/educations seminars to stay on top of the latest trends and network locally with other top producers and vendors that can supply my clients with excellent service.

  21. What can I do to help sell my property?  Keep in open mind about the process and accept constructive evaluation of your home's weak points that can be  improved to get top-dollar on your home.  Address feedback from other agents that have shown your home with an open mind and the flexibility to make adjustments as necessary in order to achieve the outcome you want.  Be honest with me regarding your motivations and any extraordinary personal circumstances that might affect how a transaction is negotiated and trust me to do a great job for you as if I was your most trusted friend.

  22. How many listings do you have right now? Depends on when your reading this document.  What percentage of them usually sell?  100%  

  23. Do you have an internal marketing plan within your company?   Please describe it.  Too extensive to list but available for your review upon request.  Also due to the public access available in this site, and the phenomenal growth that Home Real Estate has achieved we must keep these strategies private between ourselves and our clients so that competition does not get an "edge" on our marketing plan.

  26. What presence have you developed through your marketing?  Significant.  Both through my geographic marketing, referral rate, and participation in board events, etc.
